General description

CASA ALATA - FAENZA
Casa Alata is just half way between Florence and Bologna. It is a part of a large estate (400 hectares) and set in the most desirable location on the beautiful hills in the heart of Romagna Toscana, an untouched corner of this region, off the beaten track. It is located at the border of the Foreste Casentinesi, a National Park extending southward into Tuscany and at 28km from Faenza, famous for its ceramics since the 14th Century.
On the north side of this peaceful and lush valley, you will find the tiny Tuscan village of Lutirano; on the other side, 3km down the hill in Romagna, Tredozio. It has restaurants, butchers, bakers, general stores, bars, banks and post office.

There are three farm houses on the estate: Casa Alata, Villa Cati and Villa Eli.

Casa Alata, originally a shepherd's house, was totally restored in 2005. The owner used the finest local materials - terracotta flooring, chestnut from their own trees and tiles from the nearby factories of Faenza. All modern comforts are built in.
The house is divided into two apartments: Casa Alata 1 and Casa Alata 2. It has a large garden with patios, lounge chairs and a panoramic swimming pool overlooking the valley.

CASA ALATA 1 - DESCRIPTION
Large living room with access to the garden, large fireplace, comfortable red sofas and Sat TV. Ceiling fan. DVD and Stereo with CD Player and radio.
A fully-equipped kitchen, a dining room with table to seat 8 and has access to the garden, gorgeous view over the valley. The brand new kitchen is equipped with American coffee machine, kettle, dishwasher, oven, gas range, microwave, fridge and freezer.

This floor features 3 double bedrooms and 3 bathrooms.
From the living room a long corridor leads to the bedrooms area.
One double bedroom with ceiling fan and built-in cupboards.
One twin/double bedroom with access to the patio, ceiling fan and built-in closets.
Next to the bedrooms: one bathroom with shower and one bathroom with bathtub (hand held shower).
On the other side of the house there is an extra bedroom with twin/double beds and a further bathroom with bathtub. This bedroom has access to the garden but no ceiling fan.

A wooden staircase (15 steps) leads to the second floor where you find a further double/twin bedroom next to its own bathroom with shower.

Facilities include also gas central heating, washing machine in the laundry area. BBQ is available. The pool is set in the lawn adjoining the house. Sun loungers and garden furniture for 8 are available for the guests. Pool towels are available.

 

Two hours of mid-week cleaning service included. Car parking is discreetly out of sight.

CASA ALATA 2 - DESCRIPTION
GROUND FLOOR
Entrance from the ground floor. There is a large entrance hall / dining area with a large table for 16 and a fireplace. This dining room is perfect when both the apartments are rented by the same group. In fact at the end of this room there is a door that connects from the interior the two units.

On this level there are also a large laundry room with washing machine, a sink, iron and iron board and a large, modern kitchen equipped with gas range, fridge, freezer, oven, microwave, toaster, dishwasher, American coffee machine, kettle.
Please note that this kitchen is available only when the two units are rented at the same time by the same group. Otherwise it will not be open. Guests renting both the apartments will be also allowed to use the kitchen of Casa Alata 1.

From the entrance hall a 20 steps staircase leads to the first floor where all the bedrooms, bathrooms and living areas are located.

FIRST FLOOR
All the rooms of this apartment have marvellous views over the country.

Spacious living room with fireplace, yellow leather sofas, Sat TV, DVD, CD player and ceiling fans.

Dining room with a wooden table for 8 connected to the open space fully equipped kitchen. Gas range, fridge, freezer, oven, microwave, toaster, dishwasher, American coffee machine, kettle. Please note this kitchen is not open when the two apartments are rented together.

On this floor there are also 4 double bedrooms with bathrooms. A corridor leads to the bedrooms area.
One twin/double bedroom. Ceiling fans and built-in closet. Two bathrooms just in front of this bedroom. Each bathroom has a shower.
One master bedroom with double bed (cannot be made into twin). Ceiling fan and built-in closet.
One twin/double bedroom with ceiling fan and built-in closet.
One twin/double bedroom with ceiling fan and built-in closet. One bathroom with shower, and one bathroom with bathtub and handheld shower.

On this floor there is also a small terrace with a table and two chairs.
