General description

VILLA ORTA - CARCEGNA
Villa Orta is a beautiful property in Carcegna di Miasino, on the southwest-facing hillside of Lake Orta, a region still unscathed by mass tourism despite being only a 60min drive from Milan's high street shops and 40min from Malpensa Intercontinental Airport. Rich in history and in pristine natural beauties, the area is also renowned for its mouth-watering gastronomy, world-class designers and a wide variety of sport amenities for a relaxing and yet invigorating holiday break.

The house is a two-storey property which can sleep up to 10 guests. It has recently been refurbished to high specifications. It boasts a private swimming pool heated by solar panels, amidst rose bushes and oleanders, directly overlooking the garden and Lake Orta. The swimming pool is surrounded by a wooden sundeck and features three seating areas, two of them basking in direct sunlight, the third one quietly in the shade, perfect to cool off and to take a break from your sunbathing session. All seating areas enjoy wrought-iron patio furniture and are immersed in colourful flowers, plants, shrubs. The pool has a Jacuzzi area, a picturesque short escalade and a handrail that gently leads inside the heated waters.
The property is surrounded by an acre of land, featuring landscaped gardens, rose bushes, camellias, cypresses, a small orchard (with fig, apple, plum trees and berry bushes) as well as a greenhouse.
Villa Orta can be reached through the narrow, meandering streets of the village, lined with stone-built houses. Through a private road lined with camellias, rose bushes, magnolias, hydrangeas, the main gate of the property leads to a large, covered parking area that can host at least 6 cars.

The top floor of the villa is composed of a spacious living room, two double bedrooms, a fully fitted eat-in kitchen and two bathrooms.

The living room is composed of three communicating areas:
- a lounge area, seating at least five people, with two sofas, an armchair, floor-to-ceiling wooden bookshelves, cd and dvd player, marble fireplace;
- a sitting area with an old wooden cupboard, a bookshelf and two floor-to-ceiling windows opening to magnificent views of the lake;
- a dining area, seating 8 to 10 people on an extendable wooden table.

The dining room leads directly to a 30sqm terrace with stunning views of the lake, with a porch swing, wrought-iron table and chairs and a canvas marquee giving extra privacy.
The master bedroom features an antique wooden double bed as well a large floor-to-ceiling wardrobe and an antique sideboard. The second bedroom has two single beds, an antique cupboard, a small époque closet and two chairs.

The fully fitted eat-in kitchen features wooden cupboards, granite working surfaces, five gas hobs, a oven, a large dishwasher, as well as a fridge + freezer, a kettle, a toaster and a microwave.

 



The first bathroom is fully fitted with a spacious sink, toilet, bidet, shower, chests of drawers for bath linen and independent towel warmer, while the second bathroom one is very much like the first with a bathtub in lieu of the shower.

When the villa is booked at the under-occupancy rate for 4 people, the ground floor of the house will be closed off.

Notes
On the ground floor there is a portable barbeque grill. All windows are equipped with retractable mosquito nets. Guests will thus enjoy peaceful nights, the gentle valley and mountain breeze without the need of an air conditioner. To warm up your coldest nights, or quite simply to enjoy that cozy feeling, the fireplace can be lit up with wood logs provided both on the top and the ground floor. The property is equipped with a backup power generator to ensure uninterrupted energy supply.
Thanks to far-sighted policies, Lake Orta has not been affected by reckless real estate development, allowing the area to retain its natural beauty and many wild species (owls, little owls, buzzards, herons) to nest and breed locally.

Please be advised that big SUVs are not suitable for a relaxing drive on the narrow streets of the area.

Nearest historical villages
Orta San Giulio (3km), with its nice restaurants, wine-tasting shops, delicatessen, romantic streets of cobbled stones, and the beautiful island in the middle of the lake, facing the old village. Classic music concerts are held almost year-round in the historical centre and on San Giulio Island.
Armeno and Miasino (both 3km): restaurants, delicatessen, supermarkets.

Pettenasco (4km): top notch delicatessen (Cusio Formaggi) and groceries (Le Primizie).

If Italian Style is what you are after (and perhaps you want to avoid the hussle and bussle - and the prices... - of high street Milan) here are some ideas for your quality shopping:
Omegna (10km): restaurants, shops, accessories and interior designer outlets (Alessi, Lagostina, Bialetti, LegnoArt)
Borgosesia, Agogna, Quarona, Trivero: small towns west of Lake Orta (1h drive, 50 km from the property) offering designer outlets of internationally famous wool clothing brands such as Agnona, Loro Piana, Ermenigildo Zegna.
