VILLA TOPAZIO - LUCCA
The villa lies on a quiet spot, surrounded by woods and olive groves and it is located on the hills between Lucca and Pisa. It is the ideal position to enjoy not only strolls in the nearby greenery and mountain bike excursions, but also to visit the most enchanting art cities of Tuscany such as Pisa, Florence and Lucca. At only 30km away it is possible to reach the Tuscany coast.

The villa is tastefully refurbished and it is very bright thanks also to the colorful painted walls. It develops on three levels.

It is possible to rent the villa also for 6 guests only. In this case, the second floor will be closed off.

Ground floor: living room with dining area, exit onto a veranda with wicker furniture, kitchen/dining area with fireplace (equipped with oven, microwave, dishwasher, fridge/freezer) and exit onto an outdoor area with table, chairs, sun-umbrella, traditional brick barbeque und ventilated pizza oven, one bathroom with toilet only.

First floor: one bathroom with hydro-massage tub/shower, one double bedroom with cot, one twin bedroom, one double/twin bedroom with cot.

Second floor: as we climb the stairs, we enter onto an open plan room where we have a bathroom with shower on the left side, a separate bedroom with French bed (suitable for 2 children; if 2 adults require this room, an extra single bed can be added on request) and a double bed, separated by a screen, with access to the terrace with panoramic views.

The house is attached on one side to a property inhabited only occasionally; entrance, garden and pool are completely independent and for the exclusive use of guests.

Outdoor: 1800 sq. m completely fenced garden with a swimming pool (half set in earth 9.15x4.65 m - depth: 1.20m, internal lights), which for the exclusive use of the guests. The pool area is equipped with sun-beds, deckchairs, wicker furniture, sun-umbrella. External utility room with washing machine. Independent entrance with private covered parking for 3 cars.

Facilities: BBQ, ventilated pizza oven, dishwasher, washing machine, satellite TV, Wi-Fi included, private covered parking for 3 cars, 4 bikes available at the guests' disposal. Pets allowed.
