1. The Contract

Italian Breaks Ltd. acts solely as a booking agent on behalf of the accommodation provider (hereafter referred to as the “Property Owner” or “PO”). The contractual agreement is between the traveller and the PO in the destination country.

All accommodation is offered subject to the following conditions. Italian Breaks Ltd. is not liable for death, personal injury, or damage unless caused by our own negligence. Neither Italian Breaks Ltd. nor the PO can be held responsible for the loss or misplacement of valuables during your stay.

Luxury Properties: For high-value properties classified under our Luxury Brand, you may be required to sign an additional booking agreement, issued by the local agency acting on behalf of the PO. This document will form an integral part of your contract with Italian Breaks Ltd.

2. Booking Procedure

2.1 Online Bookings

Availability can be checked and bookings can be made on:

Bookings are confirmed within 48 hours.

 

2.2 Telephone Bookings

Call us at +44 (0)20 8666 0407 to check availability and pricing. We will confirm your booking upon receipt of payment.

2.3 All Bookings

  1. a) A non-refundable deposit (typically between 10% and 50%) is required to confirm your reservation. Bookings made within 60 days of departure require full payment. For some Luxury Brand villas, the balance is due 90 days before arrival. Supplying your payment details (online or via phone) constitutes acceptance of our terms and will incur cancellation charges if applicable (see Section 8).
  2. b) A booking is considered confirmed once payment is processed and Italian Breaks Ltd. issues a Confirmation Invoice. The remaining balance is due 60 days before your travel date. Late payments may result in cancellation and forfeiture of your deposit (see Section 6).
  3. c) Prices are subject to change prior to booking confirmation. Any updates from the PO will be communicated before your booking is finalized.
  4. d) In accordance with local regulations, guest identification is required. You must provide the following information for at least the lead traveller:

 

– Full Name

– Date & Place of Birth

– Address

– Passport Number

– Nationality

– Country of Residence

  1. e) Some POs may require you to complete an additional booking form.

3. Concierge Services & Advance Provisioning Allowance (APA)

If a property includes concierge services, we will contact you after booking to assist with arrangements (e.g. transport, experiences, catering).

If additional services are required, an APA may be requested. This covers the cost of expenses such as food, beverages, transfers, yacht charters, spa treatments, etc. Funds are provided to the PO or Concierge Representative. A final expense summary will be presented before departure. Unused funds will be refunded within 3 working days using the original payment method.

4. Payment Methods

We accept the following on behalf of the PO:

– Credit/Debit Cards (Visa, MasterCard, American Express)

– Bank Transfers in GBP or EUR (bank details available upon request; sender is responsible for all fees)

5. Holiday Prices

  1. a) Prices may change prior to booking confirmation. You will be notified of any updates during the enquiry stage.
  2. b) Prices cover accommodation only. A security deposit is required (see Section 6). Utility costs and other fees (e.g. linens, electricity, gas, water) may apply and are payable locally.
  3. c) Check-in times vary. Always confirm accessibility with our office before booking flights, especially for arrivals on Sundays or holidays. Out-of-hours arrivals may incur a surcharge.
  4. d) Prices are set in GBP and EUR. Exchange rates are for reference only and confirmed at the time of booking.

6. Security Deposit & Damages

  1. a) You are liable for damages or loss to the property and its contents. Your travel insurance must include coverage for accidental damage.
  2. b) Lost keys may incur a replacement fee.
  3. c) The deposit must be paid on arrival or as instructed. For some Luxury Brand properties, pre-authorised credit card details or bank transfers may be required. Failure to pay the deposit will result in denied access. Refunds are issued after check-out, less any deductions, and may take up to 15 days.

7. Check-in / Check-out

Unless otherwise stated:

– Check-in: from 16:00

– Check-out: by 10:00 (cleaning staff may arrive from 09:00)

 

Early check-in and late check-out are not guaranteed. Guests must sign the check-in/out form confirming utility readings. Failure to do so implies acceptance of PO’s recorded values.

8. Cancellations by You

Cancellations must be submitted in writing by the booking lead. Charges vary by property and are listed on your payment page.

No refunds will be issued after arrival or for unused services. If covered by your insurance policy, you may be able to claim cancellation charges.

Bookings are non-transferable unless agreed in writing with Italian Breaks Ltd. The lead traveller must be present during the stay.

9. Insurance & Health

We strongly recommend full travel insurance covering your holiday. By accepting these terms, you confirm that you are adequately insured.

10. Amendments by You

Change requests must be submitted in writing by the lead traveller at least 10 weeks prior to departure. Amendments are not guaranteed due to individual owner policies. Non-refundable deposits may not be transferable.

Only registered guests may stay at the property. Additional guests or service personnel must be pre-approved by the PO.

11. Amendments by Us

Occasionally, changes to your accommodation may be necessary. In such cases, we will offer suitable alternatives or a full refund if no replacement is accepted.

12. Cancellations by Us

In the event we must cancel your booking, you will receive a full refund. Non-payment of balance constitutes cancellation on your part.

13. Flights

Flights are not arranged by Italian Breaks Ltd. We can recommend flight agents but are not responsible for flight issues or delays.

14. Liability

Your contract is with the PO. They are liable for any claims arising from their negligence under applicable local law.

15. Complaints

While at the property, any issues must be reported immediately to both:

Failure to report issues during your stay may void any claim.

16. Passports, Visas & Health Requirements

It is your responsibility to check visa, passport, and health entry requirements for your destination by contacting the appropriate embassy or consulate.

 

17. Accuracy of Information

Property descriptions and amenities are accurate at time of publication. Updates may occur due to local changes. For the latest details, consult our websites:

The term “villa” refers to a detached or semi-detached holiday home, not necessarily luxurious.

18. Accommodation Standards

All properties are privately owned and reflect the personal taste of the owner. Furnishings, equipment, and bed standards may vary. Kettles, toasters, and hairdryers are not always provided. Villas may not be childproof, and children must be supervised at all times.

19. Property Location

Property names may reference the nearest known town for clarity. Location maps are approximations. Property names are fictional to avoid duplication.

20. Arrival Provisions

Basic bedding and linen are included unless stated otherwise. Welcome packs and cleaning supplies are not standard but may be arranged on request. Check arrival timing with our office prior to booking flights, especially for Sundays or holidays.

21. Occupancy & Behaviour

Only registered guests may occupy the property. Pets are allowed only with prior written consent. Guests are liable for any damage and may be removed without refund for inappropriate behaviour.

22. Additional Services

Requests for additional services (chefs, babysitting, events, lost property recovery, etc.) may incur administrative fees starting at £30 or a percentage of service cost.

23. Allergies

If you have allergies, please contact us before booking. While we aim to limit animal contact, guarantees cannot be made.

24. Access Roads

Many rural villas are accessed via unpaved (white) roads. These roads may be steep, winding, or narrow. We recommend hiring small cars, particularly in areas like the Amalfi Coast.

25. Water & Electricity

Water shortages may occur during dry seasons. Guests are encouraged to use water and electricity sparingly. Electricity costs in Europe are high (the average cost per week is between €50 – €100, with smaller properties without air conditioning possibly less and full air-conditioned larger villas paying more); meters will be read at check-in and check-out. Usage should be monitored to avoid excess charges.

26. Insects & Wildlife

Insects and small animals may be present, particularly in countryside properties. PO will provide insecticides if needed, but guests should take precautions and avoid leaving food exposed.

27. Swimming Pools

Swimming pools are typically open from May 30 to September 30. Check availability for other dates. Pools are not required to be fenced or alarmed. Use is at guests’ own risk. Children must be supervised at all times.

28. Internet Access

Wi-Fi availability and quality may vary. Bandwidth is often limited. Illegal downloading is prohibited and may result in loss of service and legal liability.

29. Noise

August is peak holiday season in Europe. Local festivities and celebrations may result in increased noise. Rural properties may also experience noise from farming equipment or animals. Such disturbances are outside our control.

30. Linen & Towels

Unless otherwise stated, one set of bed linen and towels per person is provided for weekly stays. Additional sets are provided weekly for longer stays. Extra sets requested during your stay may incur a fee.

31. Security Deposit

Deposits are paid directly to the PO or key holder on arrival unless otherwise specified. Damage must be reported immediately to the PO and to Italian Breaks Ltd. Disputes must be resolved before check-out.

32. Tourist Tax

Local tourist taxes are not included in our prices and must be paid in cash on arrival. Rates vary by region and may be introduced after booking. In some instances, Italian Breaks will collect it on behalf of the PO. For more information, please refer to the official website of the town hall in the province you wish to visit. This tax will be due and payable by you even if it has been introduced after you booked your holiday.

33. Car Hire

Car hire booked through our website is managed by CarTrawler. Italian Breaks Ltd. acts only as an agent.

34. Advance Bookings

Prices for the following year may be subject to change. If prices increase after your booking is confirmed, you may cancel with no penalty.

35. Force Majeure

Except where otherwise expressly stated in these booking conditions we will not be liable or pay you compensation if our contractual obligations to you are affected by any event which we or the PO of the service(s) in question could not, even with all due care, foresee or avoid. Examples include warfare and acts of terrorism (and threat thereof), civil strife, significant risks to human health such as the outbreak of serious disease at the travel destination or natural disasters such as floods, earthquakes or weather conditions which make it impossible to travel safely to the travel destination or remain at the travel destination, the act of any government or other national or local authority including port or river authorities, industrial dispute, lock closure, natural or nuclear disaster, fire, chemical or biological disaster, unavoidable technical problems with transport and all similar events outside our or the P.O. concerned’ s control.

36. Jurisdiction & Governing Law

These Terms & Conditions are governed by English law. All disputes relating to the PO’s obligations must be resolved in the jurisdiction of the property location. This version is valid from January 1, 2025 onward.
