The space

A few metres from the villa there is a small restaurant at the exclusive use of the guests (on request). Francesco, the chef, prepares lunches and dinners guiding the guests in tasting the local products and specialities, with genuine Tuscan recipes. Special attention for vegan, vegetarian, gluten free and allergy menus. Francesco also organises cooking lessons and pizza parties. The villa offers, on request, a multitude of extra services for a holiday in complete comfort, such as: dinner, breakfast, cooking classes, pizza parties, wine tastings, hot air balloon tours, and more!

The villa develops over two floors and is divided into five areas.

On the ground floor, we find a living room furnished with comfortable sofas and satellite TV. The living room has direct access to the outside area for al-fresco meals. Next to the living area, we find the kitchen with direct access to the garden and pool area, furnished with modern appliances such as dishwasher, fridge, freezer, stove, microwave, etc. The dining area is large and suitable for 14 guests. The sleeping area on this floor consists of four double bedrooms (with king size beds) each with en-suite bathrooms with shower (each bathroom is equipped with a professional hairdryer, courtesy set with natural soap, shampoo, shower foam, natural soap with Tuscan essences) and one bedroom with two single beds. One separate bathroom with toilet and sink. Two of these bedrooms are independent from the rest of the house.

On the first floor, we have the larger living room with sofas and armchairs facing a beautiful fireplace, TV, and PlayStation 4 and family games. The sleeping area on this level consists of two double bedrooms with king size beds, one with en-suite bathroom with bathtub and shower, and the other with en-suite bathroom with shower. There is also a covered terrace with seating.

Outside, the expansive gardens of the property are well-cared for and they offer a private swimming pool (15x8m; 1.3-2m deep; opened between May 1 and October 31; heated on request and extra cost; gated pool entrance) equipped with sun lounges and a shaded area, covered terrace with seating area for al-fresco meals. Surrounded by 6 hectares of woodland, it is ideal for those looking for peace and quiet, with a small house for children, swings and other games present for the children.
Update from 2023: The entirely fenced-in pool area enclosed by gates has been redesigned by creating flower beds to replace old fruit trees, we have also added a large sandbox either for the pleasure of children or a sandy beach for adults.

THE COTTAGE
A few meters from the villa, there is a cottage that can be used by guests as an additional leisure area and has:
- Smart TV, internet connection with high signal ideal for smart working, this has become an area to isolate oneself for work commitments or for entertainment, another screen is dedicated to the Nintendo Wii console for family games.
- Area wines and beers on consumption made available.
- Wood-burning oven for organizing pizza parties with our Chef Francesco.

CASA ROSA where Patrizia, the owner, resides in total privacy from the villa and home to the cooking school where fun and productive cooking classes are held on request with its small restaurant used only and exclusively for guests of the villa for dinners, thus avoiding odours and noises and tidying up times in the villa which is always for the exclusive use of guests.

A welcome dinner is included in the price, in the local restaurant as well as daily cleaning (3 hours per day, excluding Sundays). The villa also has a price with chef included (breakfast including raw materials every day for 4 hours) , please enquire for price. All catering services are carried out by the villa staff and external staff are not accepted. The chef will perform all the food services in the restaurant (prices apply, please enquire) a few meters from the villa, also included in the rent in exclusive use (during the stay there will be no external guests), to ensure privacy, order, so that guests do not have the staff in the villa or times for tidying up and cleaning.

Facilities: air conditioning in all rooms, Wi-Fi Internet, fridge, freezer, kettle, dishwasher, wine fridge, washing machine and dryer, iron, barbecue, table tennis, hairdryers, 3 high chairs and 3 baby cots, pellet fireplaces, all rooms are sanitized with an ozone machine, in addition to general cleaning with suitable products, professional espresso and American coffee machine, satellite TV, DVD player, all beds have memory mattress, change of bed linen on Saturdays, change of bathroom towels on Saturday and Wednesday, pool towels one per guest with change every 2 days. Pets on request. Mosquito nets on bedroom windows.

Included in the price:
- Welcome dinner on the evening of arrival, including a chef, fresh ingredients, and Tuscan red wine
- First-arrival food package + 12 bottles of water, 25 coffee pods
- 2 hours of daily housekeeping, 6 days a week (2 days out of a minimum of 3)
- Utilities: electricity, kitchen gas, Wi-Fi
- Bed linen change on Saturdays, and towels on Wednesdays and Saturdays for a 7-day period (bath towels every 3 days)
- courtesy set in the bathrooms with Tuscan products + hairdryer
- Pool towels provided
- Use of the laundry room with dryer, washing machine, and vertical iron, with initial detergent.
